    If no photos were taken and agreed accurate when she moved in then the landlord hasn't a chance.

    I got caught with this when I bought a property with tenant in situ. The garden was a mess and she left it a mess when she moved out two years later and she told me it was like that when she moved in. I had to pay a contractor for 2 days work to put it right for the next tenant and I then took loads of photos!

    The LL sounds like a fool. After 10 years with a paying T and no voids, I'd expect to have to fully redecorate the property right through, including carpets etc. So whatever wear and tear there might have been would become irrelevant.

    The landlord cannot go to court about anything at all, if a deposit has not been taken and registered in a Tenant Deposit Protection Scheme. He can threaten all he likes but your friend can just walk away as his claim will just be thrown out.

    Until last year, the rent was paid cash so erhm, yeah, no.

    So sad that thousands are caught in a rent trap with landlords like this, even when they could afford a mortgage but are unable to save due to high rents. Boils my p***.

    it sounds as this landlord doesn’t have a clue about being a landlord.

    From what you’ve said the most serious issue is not providing gas safety certificates. This is a criminal offence

    “Under UK law, failing to provide Gas Safety Certificates (CP12s) is a criminal offence under the Gas Safety (Installation and Use) Regulations 1998. Because the law requires landlords to carry out annual checks and keep records for two years, missing certificates for 10 years exposes you to very severe criminal and civil penalties. “

    If anything had happened to you relating to the gas supply then this landlord could be finding himself on the wrong side of a cell for a long time

    Been a landlord since 2000.

    If a tenant had left after 10 years I'd say thank you and best wishes. Inspections? After 10 years who cares?
