Totally understand - very frustrating, as you are being nobbled by their approach.

No harm at all in replacing the Bristan cartridge, as it should be relatively cheap to do, and also answer some Qs…*

All I can suggest now is to record - write down - a chronological log of everything that has, and still is, taking place. If this develops into the LL taking some costly actions that turn out not to be required, and expects you to pay for this, your record will hopefully disabuse them.

It strikes me as tho' both plumbers are missing the obvious, or at least have not considered it; ie 'eliminated it from their enquiries…' And that is that the flow and pressure are on the high end, and could be the root cause of both issues - hammer and roar. There may well be a 'looseish' pipe and all that malarkey, but IF this issue can be effectively sorted by the addition of a PRV set to 3 bar, and a ~0.5litre shock arrestor, both cheap and easily plumbed in just beyond the stopcock, then you can tell them where to go with any other bill.

*If the roar continues after a cartridge replacement, then it clearly isn't an issue with this above-average tap, so it must be summat else - and excessively high pressure is the obvious culprit.

Yes, thankfully she doesn't expect me to pay anything for these repairs. Plumber is now returning to fix prv on stopcock outside flat, and says tap won't be cause of roaring so she wants to hold off on tap for now.

I'm still concerned he isn't considering roar a major problem, when noise-wise it is THE key issue our neighbour experiences. Will be interesting to see what difference the prv makes to the hammer and the roar and am happy to be proved wrong and have that sort everything! Let's hope the floors don't end up needing to be removed to access pipes and secure them …. what fun!

Ok, that's positive. If the plumber agrees to fit a PRV, that should be a biggie. Hopefully it's one with a gauge.

I would suggest that your downstairs neighb can whistle, as none of these issues - as far as we know - is of your cause or responsibility. If she becomes tetchy, then direct her towards the Freeholder.

Anyhoo, fingers crossed - let's see what happens 🙂

yes, thankfully she's aware it's all down to LL and doesn't hold me responsible. Ultimately I am in the middle of the two of them. Both who I think are lovely people, but who don't think a great deal of each other amidst this, sadly.

As someone who struggles to deal with noise myself, I definitely would not be able to tolerate the tap roar either so I totally get where neighbour is coming from. It's one thing for me to hear a noisy tap when I use it and am in control, quite another if it is just randomly occurring above you at all hours :-)

I'm really hoping the prv addresses it all and we can draw a line. :-)
