    It's your home, your property, not his. You don't have to agree to his demands.

    Decline his offers. If suitable make your own demands (eg rent reduction). As valid or not as any he makes

    I'd be concerned about succession, with an elderly LL.

    What will happen when they pass?

    Will their beneficiaries want to remain LL?

    How's it going, AKA, Nutwatch? - 12 month spends to date = 3.24% of current retirement "pot" (as at end December 2025)

    Is no-one else reading that the EA will be engaged in June, to take the photos for a sale? Hence the reason for a clear up.

    I would still be ignoring the letter because as it stands, based on the info in the opening post, nobody knows that is why June has been specified.

    Also, the OP is under no obligation to permit access for marketing photos, or to facilitate viewings.

    Even more reason for the OP to stand their ground and change the locks (if not already done).

    That said, the OP needs to gain some understanding of what the proposals are for when the inevitable arises with regard to the current 94yo LL

    Change locks, ignore letters, get a smart doorbell and other CCTV cameras. Call the police if he turns up with a locksmith.

    The OP says the landlord wants it done by June. There is nothing saying it’s because an EA is coming to take photos for the sale which is why no one is commenting on that.

    The landlord cannot possibly know how many books the tenant has - unless the landlord illegally entered the property.
