    The other option would be to take independent legal advice to confirm you understand the risk of giving your property over to joint tenancy. Im not sure every solicitor would insist on this, given your wife probably has rights to the marital home without being on the deeds.

    It's your point about marital home rights that made me question it. It seems a lot to pay for some advice that isn't wanted!

    It’s to ensure you understand what you are doing and the risks involved. If you and your wife had different solicitors for this, then your solicitor could act for you and there wouldn’t be a conflict of interest.

    As for costs, the only comparable I have is when my OH went on a joint mortgage with my son, so that my son could get the mortgage he needed for his first home purchase. He had to see a different solicitor in the same practice to be given independent device before the purchase could proceed. Again, we felt it unnecessary, but had to comply. The cost was about £150, but that was 4 years ago.
