Prescribed information and Renters Right Act
Hello
My current tenants are on a fixed term renewal AST of 12 months which is due to end on 10th May 2026. On 1st May 2026 the Renters Right Act comes into effect which means the tenancy will automatically become periodic.
If my tenant's are staying then regarding deposit protection, will I just need to inform the deposit protection company that the tenancy will become periodic?
And do I need to reserve the Prescribed Information?

I would expect the deposits to be sorted out by the deposit schemes as all tenancies will become periodic by default from the beginning of next month.

If custodial it should not require any action. If insured you might need to renew it.
In either case you need to serve the renters rights info …

Remember to serve each tenant rather than just one per property. TDS require no action for deposits when a fixed tenancy ends.

Regarding the Information Sheet if all AST's turn into and Assured Periodic Tenancy on 1st May 2026, then does mean a new tenancy has started and there the Prescribed Information form must be re-served to protect the deposit?

The notes state “The legislation does not require you to change or re-issue any existing written tenancy agreement. ” … which implies it is not a new tenancy and hence no other action required.

It's on the Insured scheme with the Deposit Protection Service. It is giving me the option of turning it into periodic or renewing it or ending it. I will select periodic of course.
But I was unsure if I need to re-serve the prescribed information. It sounds like I do not need to?
Also why under the periodic option does it say "statutory period tenancy"? If the AST has includes a continuation clause (as mine does) then it would turn into a "contractual periodic tenancy".

After 1 May everything will become APT, there will be no CPT or SPT.

Until there have been some test cases under the new laws we won't know exactly how the law will be interpreted. Until then we're just getting guesses.
