I have ovo boiler cover which extends to leaky pipes and stuff, but they won't pay to dig up concrete. They also said since I've isolated the water to that radiator it's not considered an emergency so they can get someone out tomorrow, I have to pay a £60 excess fee and if he foundation requires being dug up, which it does, they don't cover that…

So yeah I'll just eat the cost and pay out of my own pocket hopefully get it fixed today.

  • Plumber came out, determined there was no leak, must have been a one time thing where the carpet fitters knocked the pipe when fitting the carpet. We turned the heating back on, opened the valve the the radiator, no water leaking out at all.

    Didn't charge me anything.

I'll leave the carpet up for the time being the monitor it for a few days, when the heater is off I'll put some toilet paper around the area to see if it soaks up any leaking water.

  • Looks like I was wrong, the leak is still coming through. So basically it seems like the leak doesn't happen when the radiator is on, it just happens when the heater cools down.

The tissue paper I wrapped around it is noticeably wet right around the area I said the leak was coming from previously. This is such a headache. Guess I'll call out a plumber tomorrow.

Got a plumber coming in a few hours, charges £85 per half hour

That is expensive, even for a short notice call out. I can understand them charging £85 for the first half hour ( as they have to get there), but should be less for subsequent ones.

  • Yeah I thought it was expensive. Thankfully he didn't charge me anything as he didn't actually do anything.

The new plumber I've got coming is charging £60 an hour.

SRU, get a piece of tissue paper, fold it repeatedly to get a thick strip around 1cm wide, wrap it snuggly around the pipe as it enters the rad valve, and secure it with a piece of tape.

Try and confirm whether the water is coming up around the pipe coating, or coming down from the valve.

  • I did that and I'm sure it's coming up through the pipe and emerging between the casing and the copper pipe.

So somewhere along the pipe there is a leak, the water is seeping out and getting trapped between the copper pipe and the casing, then it gets pushed up out of the cracked casing area as it can finally escape.

I've got the plumber coming tomorrow anyway.

You'd save money if you cut out the screed yourself and found the leak before the plumber got on the job.

Only to discover it's actually coming from the rad valve… 🙂

  • Yeah… no way in hell I'm going to start trying to tackle something I have absolutely no idea about. If it was just cutting out some plasterboard or lifting up a few wooden planks sure, but I'm not about to start digging stuff up and potentially creating a worse situation for myself.
