    Keep it civil. Try and move the goalposts, but don't accept.

    Once it gets to May, he's absolutely screwed. He can't put it above market rates. He can't kick you out.
    And whilst it's in dispute, you don't have to pay it.

    This kind of landlord is sadly why we need an RRA. It shouldn't have been necessary.

    I wouldn't accept a higher-than-market rent increase especially one proposed using WhatApp. I'd be tempted not to respond at all and continue paying the current rent. If you must respond keep it polite but vague. You only have to run the clock down for another 15 days and he won't be able to issue a section 21.
