I'd accept it under the agreement to lower it back when the war is over. If it's over in the next few months - good for you, if not, then look elsewhere - as you say many places are cheaper maybe it's time to find something better.

This is nonsense btw - any increased costs and inflation due to the war will likely last long beyond any ceasefire, as the world re-starts the oil flow and shipping routes, fixes damaged infrastructure, replenishes supplies, etc. In this case the war is likely just an excuse given market rents (excluding utilities) are not too affected. If you agreed, the LL would have another excuse eg inflation / oil price still high straight after the war ends.

He really sounds like a bonkers loonie. Send him a formal letter proposing a 10% rent reduction from current deal. He won't know how to respond.

Well, the LL might just serve S21, assuming they can do so and with validity.
A similar thing happened to one of my friends who is a LL. They have a good T, looking after the property and always pays on time. The T had a change in financial circumstances so asked for an adjustment to the rent.
My friend decided to serve S21 and now bemoaning the stress of the situation.
I am also a LL. I would have sought to make a deal.
Regardless, the OP's LL seems to be making illogical connections between global events and local rental market.

A few posters have suggested fairly blunt responses. I think I would try to be firm but polite no matter how ludicrous the LL's reasoning for a rent increase.
S21s end on May 1st I think, which will make it much harder for LLs to make retaliatory evictions. It is in the OP's interest to keep things amicable, at least for this month …

Rates have crept up in the last few months. We fell lucky and secured a rate of 4.04% in January before the Iran war kicked off. For the same deal with the same lender now the rate is 5.29%. Quite the increase!

The rental rate is set by the rental market, not the LL's mortgage rate.
