    Gosh, how things have skyrocketed since I bought this house 25 years ago!

    Will you be using an estate agent, I know they're expensive but no idea how much they charge these days.

    I went to several solicitors to ask about costs. It does vary. You can pay less for a Paralegal working at a solicitors.

    I also asked estate agents. Local ones could be negotiated with. For example if you buy and sell through the same estate agent. Percentage of sale.

    Moving cost depends on how much you have to move. If you are prepared to pack everything yourself you save. If you don't move far. Again I chose a local firm. They came round and did a costing for free.

    My solicitor for buying only was 2.5k, home survey £450, electric survey £160 (that house was built in the 60s). Didn't survey the house I bought as it was 15yrs old.

    No moving costs, most of the furniture I had was temporary except my wooden bed, disassembled and moved)

    New gas bill, was on all electric before.

    1k I needed for light wet rooms furniture (house came with all integrated white goods and built in wardrobes, bed side tables and drawers).

    If I cared to furnish, I would have needed a sofa (3k), TV (1k) + stand, and other decorations plants, shelves, art work (1k). I'm only starting to furnish now 1.5yrs later 😅

    I'm FTB, not an expert, all my comments are from personal experience and not a professional advice.
    Mortgage debt start date = 11/2024 = 175k (5.19% interest rate, 20 year term)
    • Q4/2024 = 139.3k (5.19% -> 4.94%)
    • **/2025  = 44k       (4.94% -> 3.94%)
    • Q1/2026 = PAID    (3.94%)

    Any other immediate costs associated with the new place? Jobs needing done, change in Council Tax amount, any service charges, home insurance, cost of moving your services over etc.

    Depends on what you are flogging. So a 1-bed freehold bungalow will be different from 32 room castle. And how far you are moving. Which country??

    We have literally just moved. Completed on Friday.

    Sold for £250k. Bought for £402k

    Estate Agents = £4300

    Stamp Duty = £10175

    Solicitors = £3000

    Removals = £600 (We did the boxing up and packing. The removals guys just loaded and unloaded the vans. Move distance was 2.5 miles)

    Postal Redirect = £99 for 12 months

    We sorted out our own mortgage direct with Halifax so no broker fees and we didn't have a survey as the house we bought is 7 years old. (Plus I work for a Consulting Engineers so if we want anything looking at I can get someone from work to do it)

    Not a cheap task but we hope this is the last move now!!

    If your flat has a management company then there will be the cost of providing a management pack (probably a couple of hundred pounds if you are lucky) and you may have to purchase indemnity insurance because the buyers solicitor or mortgage provider will dream up something that could run up an unexpected cost.

    My cynicism is due to the fact that we recently exchanged contracts on the sale of a flat and these extra costs just kept piling up.

    Ah yes, forgot the EA fee for the sale. We paid 1% plus VAT so was about £2,500.

    Moved last October. We reckoned on £32k and it was slightly under.

    £15,500 stamp duty.

    £6700 EA fees

    £5300 removals (involved full packing and a 120 mile move and storage in between as there was unfortunately a small gap!)

    £2800 Solicitors for buy and sell.

    £800 survey

    £100 postal redirect.

    Obviously a more expensive property but some of those costs will be the same as a less expensive property. For the OP I'd be budgeting £14k based on the figures that they've given. There may be a little change out of that.
