Painting pebbledash before moving?
Comments

a house near me had very individually coloured pebbledash - was up for sale for ages, they painted it white and it sold in a flash. If you do paint it, then I’d recommend a nice soft white (not brilliant white) or leave it au natural. Possibly best asking a few estate agents their opinion.

Yes, some folk will paint pebbledash to cover a multitude, and others will do so 'cos pd often looks hellish, and a nice warm colour can give a house a major lift.
I don't think many layfolk are so cynical that they'll suspect a cover-up, and a half-decent surveyor will soon suss whether the render under is loose or not.
Paint won't cover cracks of any size other that utterly hairline, so it won't hide larger movement either.
So, if you reckon you can give the house a significant kerb-appeal lift with a coat of ext paint, then fill yer boots.

We are looking at moving to Wales so hopefully shouldn’t be too bad for saving, we have 120k equity and some of the houses we are looking at around £80k less for a 4 bed detached.
we are saving as much as possible but this move should cut quite a lot out of bills and it seems we would be looking at slightly higher pay if anything which is odd0 -
Our old house was pebble dashed. None of the others on the street were, not even our neighbours in the other half of the semi-detached building, so ours (to me anyway) always looked much more tired than the others. Some of the pebble dash was loose, some had fallen off, some of it had been patched & you could easily see where it didn't match. I called it the ugliest house on the street.
We knew we wanted to move - so about a year before we did, we had the house painted white (the same colour as our attached neighbour, allowing for age). The 2 people doing it did a fab job. They replaced all the loose / missing / not matching bits of pebble dash first - and they sub-contracted that out to someone who perfectly matched the stones - even before it was painted you could barely tell the difference.
Because we did it well in advance of putting the house on the market, the current street view showed it painted (this is the one of the first things I would look at when house hunting, and a lot of people don't know how to view the older street map images).
It wasn't cheap, probably about £3k to £4k if I remember correctly. But I think we easily made the money back when we sold - and I think more people expressed an interest than might have done otherwise. But it was during mid 2022 when it was definitely a seller's market…
