Lender has requested a wall tie survey report
The lender has requested a wall tie survey report on the house I want to buy before they complete their valuation on the property.
The house is a 1930s terraced house, its in good condition. Fairly modern, so it doesn't look like it needs any work doing to it. From zoopla it says it was last sold in 2021, then again in 2007 and 1999. I didn't see the outside properly as I viewed the house when it was dark outside.
Can someone tell me why they've requested a wall tie survey before they finalise my mortgage application?
I've heard of people needing an additional wall tie survey when they get their home buyers survey done but I've never heard of the lender asking for it.
Does this mean my mortgage application may be rejected? Will the lender request work to be completed? And if so, who pays for the wall tie replacements?
The wall tie survey has been scheduled for next week and I feel like im going to be stressed until the report is back.

They want to know if there are actually any wall ties in there, sometimes houses were built without them, and if they are there that they are still holding together, they want to know if there is anything holding the inside and outside walls together. Corroded wall ties can act as a "jack" and causes the mortar to separate lifting up a course of bricks weakening the wall.
If the wall ties are missing or broken / severely corroded depending on the severity - if the outer wall is bowed - they will either outright refuse or ask for remedial work before advancing the cash, who pays for that remedial work will be down to negotiation between you and the seller.

it does seem odd that they’ve asked for it before a survey or valuation. I’d query that. I do wonder if they’ve mixed up your application with someone else.

They've completed their valuation but won't proceed with the valuation until they get a wall tie survey report sent over to them.

It's hard being in the in between stage where I dont know of the outcome is going to be good or bad. Hopefully the wall ties aren't too bad. If there was any bowing on the walls I'd assume they'd reject the application straight away.
The hard part is, I don't have the money spare to be able to complete any work if they require it to be done ASAP and to approve the application. I'm currently moving due to a seperation and any money I have is going on a deposit and fees. I dont have much wiggle room to be paying thousands to repair wall ties to approve my mortgage.

If it doesn't have a cavity not likely to have wall ties

You get a survey. Presumably there has been a survey, otherwise why is the lender asking about wall ties?
Aren't you interested in whether it needs wall ties? If there's a defect, it's much more likely to become your problem than the lender's.

They are asking for a survey because "The property looks to be affected by wall tie failure" so they won't give their valuation figure until a wall tie report has been done on all exterior walls.
I have requested and paid for a wall tie survey to be completed and it has been scheduled for mid week.
I am concerned about the wall ties but the whole house buying process has been stressful. My current house is being sold due to a seperstion and we have a buyer for it already. I'm just stressed because I feel as though I'm in a time crunch to find a house, make an offer and get the paperwork sorted so I can move ASAP. If the wall tie report comes back with issues resulting in the lender not approving the mortgage, that means I'm back to square one, viewing properties, making offers and starting the whole process again. Even more stupidly I cut the chain so I could get rid of any ties with my ex and not drag the house sale on any longer than needed. I dont want to be back at square one as its wasted weeks finding this house, making an offer and getting everything sorted for it.
