Offer help

Hello!

Viewed this property and considering putting in an offer - however, we are FTB and more than a little clueless (/learning slowly!). It would be so great to get some opinions from folks who have been round the block.

It seems like a reaonable price for the area, places seem to go from around thw £180,000 mark up to £250,000 or so for places much smarter than here (eg places that have extended the off shot kitchen and created a kitchen/diner-which we would love to do when we can afford it!)

    Like the character of the property. For me, I think one sticking point is that any guests would have to go through one of the bedrooms to use the ensuite bathrooms. However, if the second bedroom would be used as a guest bedroom or office space etc, that may be less of an issue. I don't think I'd want everyone traipsing through my bedroom.

    its only on 2 weeks / street looks very presentable

    bathroom is what it is, been in many similar aged propertys and this is the norm where you have to go through a bedroom

    looks like a house flip in which case it will be hard to get them to accept an offer after 2 weeks say at 185k

    south east where i live sellers are accepting offers due to a glut of propertys

    my town in high buyer demand time has 100 on and today has 350 albeit i see lots of sold signs up

    been to sheffield many times but never with my property thinking hat on

    i can do DIY but i like a property that does not require any / has no gardeing to do and is very presentable and roof/flashing guttering /windows /flooring/kitchen all look fine and the loft conversion has more head height than i have seen in most of this age property and loos well done

    i forgot to see if i saw the stairs but i remember in propertys similar to this i have been in / getting furniture up them is difficult as they are narrower and steeper than modern houses and less ceiling height near the top / but you have viewed so you know if this is the case

    Things I would do are:

    speak to the neighbours about the area. you might get some intel about the area and a feel for the neighbours

    check the police.uk website for crime in the area (though it can be half the picture, the park for example may show up more concentrated hotspots)

    go there on a friday or saturday night, see if the local scrotes are about or using the road and park as a race track. the dead-end at the main road end could be a hangout, the bollards at the park end could be a police car evading point

    ask why the sellers are selling

    checkout parking in the evenings, see if you'll have to walk far to park. see if any neighbours are using the road for their car repair storage

    while there in the evening, see if neighbours like to play music

    try and imagine the place with furniture, there are online tools but also pen and paper cutouts, as say a bed might mean you can't get past easily

    I know these are on the negative side but you dont want to find out any problems after moving in

    EDIT: and it's leasehold, which i dont know much about but I don't see a lot of positivity on these boards and I'd only buy freehold, but that's just me

    How do you get the bins out?

    Being leasehold is not unusual in Sheffield so don't let that put you off.

    That looks on the cheap side for that area so has already been priced to sell, that coupled with it only being on the market for a couple of weeks means that they probably won't accept much, if anything below asking price i'm afraid.

    No harm in putting in a cheeky offer though. I would start at £190k and see where you end up from there.

    In the 'heading' bit it says 2 bedroom, in the description it says Two/Three, the floor plan says 3.

    Anyone know why the differences? Could it be related to planning permission, or lack of?

    I'd guess that the attic conversion couldn't strictly be classed as a bedroom due to fire regulations ? It looks as if it has a proper staircase but only a Velux window in the roof ?

    I'd be checking the plumbing in the 'ensuite' in Bedroom 1 - it's been added at some point and could be one of those macerator toilets.

    Velux isn't necessarily a problem, a door separating it from the landing might be but I see it has that at the foot of the stairs. The council website doesn't have any building regs for it (though it looks like may be of an age predating the online info).

    Not uncommon in this type of house where bedroom 3 is accessed from bedroom 2.

    Considering the number of threads on this forum about problems with loft conversions without building control sign off, I would be asking the EA directly about this before making an offer.

    OP If a loft conversion has not been signed off/certificated by building control at the Local authority, it should not be called a habitable space/bedroom. So if there was an issue with the paperwork, you are effectively buying a two bedroom house, for a three bedroom price.

    Hopefully will not be a problem as visually it look OK, but worth checking.
