Re-tiling roof
Hey.. I have a 1920s terraced house with welsh slates (no felt) and have had to repair slipped tiles a few times over the past 8 years I have been here. On the last repair, the roofer reported that they also had to fix the tiles surrounding the one that had slipped, as they were all loose and only held in place by friction. Therefore recommended a full replacement of the full roof.
I have had a few quotes for the work and one of the roofers has raised the need to report to building control. The others say it would not be needed, and are not offering to liaise with building control.
- Is this really needed?
- What is the process of doing this, if I had to liaise with building control myself? Is an inspection of the completed work sufficient?
- If I skipped notifying BC, is this likely to come back and bite me in the future - is a record required for the solicitor's pack when selling the house for example?

Contact your local council, they will usually have a help page. You can apply yourself for a ghastly fee of £400 odd, that's what we had to pay but it will differ between councils. They also can give you a 1-2-1 talk through of the process for an extra £45. But basically you are changing the type of roof which is why you need to get BC approval (or however they word it)

Yes.
The replacement roof will need upgrading to the latest BR standards wrt insulation, breathable felting, ventilation etc.,. and unless re-using most of the slates with some new replacements may need roof supporting upgrading (e.g using concrete tiles).
No BC will be bound to give problems when selling if you are truthful on the selling forms.

If a roofing company is a member of the Competent person scheme they can self certify the work. Otherwise you should really go through Building Control.

Thanks. A bit concerning that only one of the contractors flagged this up. He offered to take care of BC issues himself but of course, he is SIGNIFICANTLY more expensive than the others (£13K vs £7-9K).

If you go with one of the cheaper ones and organise/pay with BC yourself, I would inform the roofer in advance.
Maybe you will find they are not keen, as it means they will have do the job by the book and not cutting any corners. Might well sort the wheat from the chaff.

if the slates are in good condition and it’s just the nails corroding, then I would opt for to reuse them. Ya some would break but there ready available.
Just remove, fit new felt a batterns , replacement with concrete tiles would be BC.
plus a lot more weight on the timbers.Some roofers would recomend replacing with concrete type tiles, so they can sell the slate.

I did ask one of the roofers about that, but they said it would be uneconomic due to the extra labour involved. The concrete tiles suggested were TLE, slate effect.

Better long term outcome reusing the slates. They’ll last a lot longer than concrete tiles.
More environmentally friendly, yes more labour intensive cost wise. Roofers like concrete tiles as little skill required to install.Maybe they don’t have the skills

Roofers prefer to strip the roof and take away the old slates because they can charge for their removal and reuse the slates.

I think my BC application for my re-roof cost £160 twelve months ago and just involved a 15min pre and post inspection.
