Is this an extension, or a conservatory?

They can 'call' it what they want, but it couldn't possibly have conformed with building regs. Not then, and not now. That to me is a conservatory. Why, because it's made from conservatory materials, and won't remotely meet BC for a habitable room.
It'll be past action time, though. And it can be improved to make it acceptable.
The echoey effect will likely be due to a lack of absorbing soft furnishings as much as anything else. That's a lot of window and no blinds, tiled floor, poly roof. Could be made to look and feel and sound a lot more cosy by addressing this.

I wonder if this is a case of the EA not being entirely truthful then, cos surely it would've appeared in a survey etc

Likely just the EA reporting on what they've been told by the seller.

The EA wouldn't normally know what the buyer's survey said, unless there was a problem. Why would a buyer tell the EA their survey said it was "a real extension" ?
The EA has possibly covered themselves as much as they need to by calling it an "extended kitchen" - because the kitchen has been extended… into a conservatory.

Understood, you've all been really helpful. Decision time in the next few days!
