England holiday June 2022

I booked a holiday apartment in Penzance (would have been in June 2021) for one week via Booking.com, I had to cancel due to train strikes because I was due to travel on the Penzance sleeper train.
The proprietor initially agreed to a new booking in June 2023 for one week, however because she had to move back in she was unable to commit to this change and is not willing to give me any money back.
The Booking.com conditions for this stay was non refundable if cancelled a certain amount of time before the stay date and it was to late to cancel and receive my
money back by the time the train strike had been announced.
I wonder if anyone on here can advise me whether or not Booking.com are correct & that under English law I am not entitled to any of money back, please do let me know?
Unfortunately I did not take out any travel insurance for this cancelled holiday.

As I understand it the accommodation you booked was available to you but you didn't go.
The train strike was not the fault of the owner.
It was too late for them to re let.
You could have got there by another means though not as pleasurable as the train.
That was the terms of the contract you agreed to.
You see the accommodation was there, time and money spent on cleaning and laundry for you. You broke the contract.
Very kind and reasonable of the owner to agree another date even though it didn't happen.I can rise and shine - just not at the same time!
viral kindness .....kindness is contageous pass it on
The only normal people you know are the ones you don’t know very well

The train strike was announced on 7 June.
Did you not consider alternative travel to get there?0 -
