    OP, I agree with the above points. Overall, the bungalow looks a bit soulless and unwelcoming. I think a few vases of flowers, colourful rugs and some planters at the front could make it look much more cheerful. Forgive me if I'm making assumptions but are you a bloke? If so, do you have a girlie friend who you could rope in to help?

    I haven't seen your property, as the link is now removed, so I will only comment on price.

    You have marketed at £230k, and had no interest. You can't afford to sell at less that £225k, so I would say reduce to that as the asking price.

    You also need a Plan B, ie what are you going to do if your home will not fetch  £225k. Tidying up, and putting planters by the front door does help, but only to a limited extent. So, if your property will not fetch your target (for whatever reason), what are you going to do?

    Stay put, perhaps. Or move to a cheaper area than you originally wanted to. I have no idea what your property is worth. I am just saying that you should consider realistic alternatives.

    Thank you, im now considering leaving it until January then reducing it to £225k with new photos. Still undecided.

    I will be moving to a new area initially without work and looking to buy a property for £320k which i have money for without a mortgage.

    It would make things a lot easier if i could borrow an extra £40k (secured on the new property) but i dont think that would be possible as for the first few months i will be without work

    If you market it at £225K potential buyers were still offer less unless you ask your agent to add the words "Fixed Price" to the listing. However that can put some people off.


    I haven't checked back in the thread, but presume you needing £225K from the sale reflects calculations for moving costs, stamp duty, solicitors' and estate agent's fees. You may also find moving to a more expensive property means a higher Council Tax bill.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    So more than most people you are in a position to accept market reality on the present house, just drop the price until you get viewings and strong offers, 5k might not be enough if you bought in the last few years for a lot less than you are trying to sell for, potential buyers are looking at price history and also using price tracking apps that let them see asking price reductions on similar properties in your area.

    The property has been advertised at £230k with no interest. If it were worth £225k, surely someone would have offered that by now?

    Many areas have seen a  large drop in demand, not every house will find a buyer.

    Good luck and I do agree you need to have new photos at a better angle as well as clear the kitchen counter etc.  A pot of flowers by the front door would be welcoming.  

    Good to see there is a bus stop on the main road.  As a widow looking for a bungalow public transport was one of my 'must haves'.
