Problems selling and best plan

My bungalow has been for sale just over two months with no interest. The area where i am there is very few sales at the moment.
Property valued around £230k and advertised for that. I would need minimum £225 to secure my next property.
I got a cheap deal with an agent but they only use rightmove and onthemarket (not Zoopla) i didnt think that mattered too much.
I am not in a rush to sell but would like it to be within six months.
Zoopla (i know its not accurate) have this month alone deducted £6000 from the value (3% in one month)
What are my best options?
1. Should i wait until February then deduct £5k
2. Deduct £5k now for two weeks, then if not sold remove it from the market for 14 weeks and put a new listing on rightmove in March?
3. Something Else?

Just seen a similar discussion from three days ago was some good advice given then. Seems to be remove from the market now and relist March0 -
That sounds reasonable.
Also take the time to look at your property. Sometimes it's small things that make people move on down the list.
I'm looking now and some things are simple. One property I quite like there are butterfly stickers all over the kitchen cabinets, walls and wardrobes. Whoever buys would have to get them all off and don't know how much damage that would do.
Many don't emphasise the front door with a couple of flowering pots, lamp or whatever and I'm searching to see where the entrance is.
When mine goes on I want photos of how the sun streams in the kitchen and living room. Also neighbours sons car off the drive so it's not hemmed in.
Little things but it makes the difference between somewhere worth viewing and being discarded.I can rise and shine - just not at the same time!

Are you trading up or down? Even in a falling market the house you're buying will probably be falling too, and if trading "up" then it may be falling faster than yours. So your 225k budget may also be dropping a lot. Don't be stuck on a figure.1 -
Im moving to a new area which is more expensive. Have cash savings to make the difference hopefully will be enough. Feeling really depressed living in the current area. Please no nasty comments on my property just would like anything constructive or to help the salerobatwork said:Yes post the link.

I’ve looked at it and this is my feedback.
Firstly, the photos really aren’t great. They’re taken from strange angles (from low down) and don’t show all of the rooms. I’d get new photos taken. And I’d declutter as well. Get rid of the cornflakes, medicines and the other clutter from the kitchen worktops - they give the impression of not enough cupboard space. I’d also clear the dining room table of all the office equipment and the (?vinyl) table topper as it looks generally messy. I do think your furniture is too large for the space, especially the dark brown sofa. It does make the room look quite small and like there’s not enough room for other furniture. Anything you could do about kerb appeal? Maybe add a planter of something at the front?
Anyway, I hope this is of some help. I don’t know the area so have no idea if it’s reasonably priced or not. But, if I were looking for a bungalow, the pictures and how it’s presented aren’t really selling it.Good luck!3 -
Bed 2 is small. Despite its seemingly generous dimensions lounge seems cramped. Lack of bathtub will put some people off. Houses at rear seem very close and overlooking is quite bad. Not everyone appreciates a sloping rear garden. Front "garden" retaining wall seems stark and doesn't match the bricks of the bungalow. plus the gravel looks bleak. Removal of the wall between hall and kitchen doesn't appear to have achieved anything apart from looking as if you are walking into the kitchen from the front door. And of course Pleasley ts a former pit village and is apparently somewhat rundownIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales1

OP, I agree with the above points. Overall, the bungalow looks a bit soulless and unwelcoming. I think a few vases of flowers, colourful rugs and some planters at the front could make it look much more cheerful. Forgive me if I'm making assumptions but are you a bloke? If so, do you have a girlie friend who you could rope in to help?2 -
Thank you everyone your kind feedback has been a great help. I will talk to the agent tomorrow, get his opinion on a quick two week £5k reduction before removing it from the market. In March i will advertise it with better pictures taking into account all the advice given here. Really appreciate you taking the time to help0
