Out of curiosity, my main argument will be the keeper liability, would this scenario fall under it? 

The day of the parking incident was 06/09/2025 the notice on the letter was dated 12/09/2025, and the letter was delivered on 22/09/2025. Therefore I did not receive the notice within 14 days. 

Would this be a strong case for the PoFA 14 day rule? Many of the examples I've seen on the forum, the notice on the letter is 14 days after the incident which is obviously a 'slam dunk'. 

That appeal is almost 8 years old and much has changed in the meantime, don’t use that. Look at any examples/links in the NEWBIES FAQ Announcement, post number THREE, and the later discussions in the POPLA Decisions Announcement to help craft your own draft.

Thanks for the help, I'll focus in on signage and land owner authority for my appeal. I can see there's a whole thread for this topic in the newbies thread. 

You do have to go to town with photo evidence re lack of signage. No close ups.
