If similar houses in the area (without the dodgy kitchen) are around £290k, putting it up for £340 when there's one with a properly built extension and an extra bedroom down the road for £345 is taking the biscuit really.
I'd say this is worth £250k max. Possibly less.
No-one is going to buy it as is for £295k - just wait for another one in the area to pop up.0
