    Depends. I withdrew after selling the house immediately in 2021 but not having any houses come up for sale (zero in 5 months). The EA charged me nothing, despite having the full works on the marketing - 1st class photos, virtual tour, video, etc. So in summary, some of these places will charge you as much as they can get away with, but reputable places won't charge you a penny.

    However there might be something in the agents T's & C's that if they find a proceedable prospective buyer willing to pay the asking price 
    Doubling the asking price would circumvent this possibility

    Hi signed a contract with local agent for sale of house about three weeks ago on a No win No fee basis. 
    After viewing several properties we had decided just to stay put.
    If I contact agent and explain this what kind of change can we expect ?
    The cost is £1400 if sold .
    We only have online advertising and local agent window no board also e have had zero visits to our property.
