No longer want to sell

Hi signed a contract with local agent for sale of house about three weeks ago on a No win No fee basis. 
After viewing several properties we had decided just to stay put.
If I contact agent and explain this what kind of change can we expect ?
The cost is £1400 if sold .
We only have online advertising and local agent window no board also e have had zero visits to our property.

    Estate agent's contracts vary - some have withdrawal fees, but others don't.

    Typically, if you tell the estate agent that you don't want to sell anymore, they will just accept that.  (There's no benefit to them in trying to arrange viewings etc, if you're not going to proceed.)

    But make sure you properly terminate the contract at the end of the minimum period, as described in the contract.


    And if you change your mind again and decide to sell, you shouldn't instruct another agent until this minimum contract period has ended - and you've correctly followed the contract termination terms.


    TBH, maybe you should ask for a copy of the contract and read it, before doing anything else.

    what do you mean by "no win no fee" - do you mean "no sale - no fee" - normally these things are based on either exchange of contracts - however some EA's may say that if they introduce a proceedable buyer who makes an offer of the asking price and you refuse - then you have to pay.

    As @Keep_pedalling says - no one can comment without seeing the ACTUAL contract details as this is what you agreed to.

    You can not be forced to agree to sell your home. You can just refuse any offers.

    However there might be something in the agents T's & C's that if they find a proceedable prospective buyer willing to pay the asking price and you turn them down, then there could be a charge.

    Surely you at least have a copy of the contract with the T's & C's, even if you have not read it ?

    The OP has had no viewings, and presumably will refuse future viewings - so realistically, there won't be any offers.

    You just need to read your contract. Asking on here wont help as none of us have read what you signed.

    I will ask the agent for a copy as we were not left a copy . Thank you all for your input . And lesson learned hopefully "Read the contact" or ask for a copy a few days before you sign as most are heavy on small print .
