Inclusion of inherited property and chattels in estate calculations

My mother died recently without a will. My father is the surviving partner. Their house was inherited by my father from his mother. My father and mother were already married and they moved in to the house 6 months after my father inherited it, selling their previous home. We have the deeds, the house does not appear on a land registry search, and the house was never transferred to joint names. As I understand it the house does not form part of the my mothers estate for probate (Letters of Administration) or IHT. Is this correct?

Also a proportion of the furniture and other chattels was similarly inherited from my father's mother. Is this also excluded from my mothers estate?

I think your partner has already posted about this so you might want to talk to them.

That is correct as far as the house is concerned. The chattels in the family home would normally be treated as joint assets.

If your mother’s sole assets do not exceed £322k your father inherits her entire estate. If it is over that then he inherits the first £322k and 50% of the rest, with the remainder going to her children.
