Inclusion of inherited property and chattels in estate calculations

My partners mother recently died without a will. We are preparing for probate (Letters of Administration) and IHT. The house in which they lived, and the father still does, was inherited from the fathers mother and never put in to joint name. We have the deeds but the property does not appear on a Land Registry search. As I understand it, the house does not form part of the mothers estate. Is this correct? Also furniture and other chattels were inherited by the father from his mother. Are these also excluded from the mothers estate?

If it's the father's assets they wouldn't be included in the mother's estate.  The lines would only be blurred a bit if there was a divorce and one was discussing marital assets but that obviously is not the case here.
