Our EA said they're surprised the house hasn't sold and suggest we knock £25K off the asking price. If we do this then we can't afford to move as there's nowhere suitable for us in that price range. We're also on a 20 week contract with the EA (I know it's long) and it's only been on for 5 weeks.
Has anyone managed to sell a house with loud neighbours?
I live in a nice quiet street where most of my neighbours are great & keep their properties clean and tidy. The street has around 5 HA properties (most tenants are great). Unfortunately, my neighbour is one of the LA house. The house is scruffy, dirty & always rubbish outside front/back garden. She also has a ferrell child who is a nightmare. Although the family is not noisy
I put mine up for sale last year & had lots of viewings. Similar houses in neighborhood sold except mine ! I often wonder if it was the neighbours scruffy house putting them off (although NO viewer mentioned this in feedback to EA).
I took it off the market (personal reasons).
My advice would be to
1- try talking to your neighbours & politely explain the situation. My guess is they are not even aware what they are doing ?
2- lower the price as suggested
Good luck and kind regards
As you advised:-
1. We've tried and they know they're doing it, they do it even more after we've spoken to them.
2. It looks like we'll have to. we're off on holiday next week so we're going to wait until we're back to sit down and see what we want to do.
Thank you xxMortgage: Was: £154,495 Oct 2039 Now: £81,810.42 May 2037Swagbucks ~ £155 (2024 ~ £395)Surveys ~ £167.59 (2024 ~ £280.14)Make £2025 in 2025 #5 ~ £1,406.55 ~ (2024 ~ £2,561.04)1 -
As a said, only a bribe will work0

I think you might have to disclose any bribes in the TA6 form. Essentially, by bribing the neighbours, you are hoodwinking your buyers. It will be easy for the buyers to find out what you have done, and they may sue you if you don’t disclose it. You should ask your solicitor about this.I’m sorry that you are in such an awkward situation, but you really shouldn’t try to foist it onto unsuspecting buyers. That could come back to haunt you.Advertise the house as being particularly suitable for fans of Roadman music! No reliance should be placed on the above! Absolutely none, do you hear?0

How would anyone prove a bribe? No evidence.

We lived in a terrace about 20 years ago with quiet elderly neighbours both sides, then one side moved out and we only realised how thin the walls were when the new neighbours moved in. When we moved into our new house we were really pleased with the neighbours, but then one side moved and we've ended up with neighbours who can't have a normal volume conversation again - and it always goes alongside a messy garden. We're growing big trees and bushes to block the sound (and vision) out as much as possible and one good thing about cold weather approaching is that it will keep them inside so it will be a lot quieter."Think of many things, do one"

Personally I would take it off the market and put it back on in the winter when the weather is cold and they are less likely to be in the garden0
