    How does the floor space/ M2 compare for the two houses?
    Hey, as the post says at the end, apart from the aspects mentioned, they can be considered to be the same.

    Thanks, that is useful, but seems to only show landregistry sold prices, which I manually looked up anyway. I also looked at the automatic house valuations on the website and they are off by hundreds of thousands..

    Location is key here. Is house 1 in a better area, maybe near a motorway entrance or are they in the same area? 
    To me, location is the most important factor, followed by the house.

    It also compares by price per sq.m. and makes some adjustments depending on the condition.

    You can be as scientific as you like, but at the end of the day, there are only 2 parties that matter:

    1 - the seller; and
    2 - the mortgage company (if you need one that is)

    Your ability to influence them is slim and none, respectively.

    There haven't been many views on either. Do you think the 50 years difference matters?
    No, it is all about price, borrowing costs and upkeep costs now, and there is also the threat of more property taxation making people wary as well.

    Your ability to influence them is slim and none, respectively.  
    How would you know about individual sellers though? Many could be desperate to sell and easily influenced by the facts of reality, say a lower value given by two or three lenders.
