i.e. 3bed is 100sqm+

I've no idea whether your intention to rent adds extra complexity - I wouldn't be too surprised if it did.If this were to be your own family home, properly insured, and you knew there were no issues - ventilation, fire egress etc. - as a result of what you've done, then almost certainly there would be no comeback. And if there were, it would be, "Sort it out, pal, or we'll take action..."However, renting it out... No idea. 3 bedrooms is presumably not a HMO? I have no idea about the requirements, but I wouldn't be surprised if this would be a more significant breach should it come to light. You'd be declaring it as a 3-bed, knowing it is not.1
