If I were looking at details of your house, I'd be considering it to be a 2 bed. We have a much larger room off our kitchen which was a large utility room extension built by the previous owner. It was marketed as a breakfast/utility room. It's currently our dining room. If we can't get up the stairs at some point in the future we may well use it as a bedroom, but I wouldn't describe it as that if we were trying to sell. We have built a large shower room downstairs but it's not adjacent to this room.
