We are trying to sell a property but a busy road nearby is putting off FTBs. We think a BTL investor would be best. We have had two btl offers on it but not the price we want (10k difference). It's a 2 bed freehold semi detached in a good area with high rents
Any idea how we market it to these investors?

Same way as you advertise to FTBs, ultimately get it onto RightMove etc either via a traditional estate agent or a more modern option2

Any idea how we market it to these investors?Your local EAs will have contacts for BTL investors, but it looks like you've found some and they want to offer £10k less. So I'm not sure finding more will help, and it'd likely be worth looking at taking one of the offers given £10k is presumably a fairly small percentage of the property value.0 -
Whats the gross yield at the price you want for the property at the market rent?Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0

Market rent according to Rightmove is between 2k to 2.5k per month
So if done correct max 7.3%0 -

A B2L mortgage will free up 70 -80% of the property value and the income should pay that off. But do remember the pitfalls if being a LL, many threads in here that give personal accounts.
A B2L investor is never going to pay the same as a FTB, so if 2 investors have offered the same value then that is highly likely to be the value every other investor will offer.0 -
