Next door neighbour has asked permission to put a flue on the side of his kitchen extension

so an extractor fan from their kitchen. So possibly noisy and smelly as well. Didn't your neighbour have to get a party wall agreement if his extension is close to the boundary ?2 -
Thanks for all your comments. I feel more informed. I plan to politely tell my neighbour he does not have my permission and advise he needs to contact his builder for alternative options.8

Absolutely the right call.Too many reasons to not accept this. The potential smell (there was a loooong thread on the DIY forum on just this issue a short while back). The noise - you will not want to be sitting out there with a constant whirr/whine from the extractor. Boundary issues when either party comes to sell. Issues should you, or a future owner, wish to build an extension.I'm sure they will understand.1

If it had been a flue for a gas boiler, building regulations would have scuppered the idea. But having had a quick scan of Part F, there is no specific paragraph that prohibits exhausting through a boundary wall. BS5925 might have something to say though..That aside, here is what the Building Regulations do say -1.75 Adequate space should be available for access to maintain ventilation equipment. - Fails on this point as the exhaust would be part of the ventilation equipment.2.9 Exhaust outlets should not discharge into any of the following.
a. Courtyards.In addition, if you have a gas boiler venting anywhere near the proposed location of this extractor vent, you could well get served with an "At Risk" notice next time the boiler is serviced.Her courage will change the world.

I think maybe the neighbour had this idea of extractor vent on the boundary wall from the start as when the extension was being built you would of thought they would of asked about the vent, but that maybe just me.
Other thing would this not have been on the plans for the council planning dept to look at or maybe it was PD.0 -

I don't think there's any suggestion in this situation that the neighbour is trying it on. They seem to have been completely upfront about what happened, acknowledged there was a (more costly) alternative, and asked permission, as they should.
So the OP should have no concerns about 'regretfully' saying they can't support this option, whilst also making it clear they are thinking beyond themselves, and need to consider both the properties involved, especially once either party has moved on. (On that other recent thread, the OP loved their morning fry-ups!)
Just get the justifying ducks lined up. Another is that no-one can tell what the potential noise and smell could be like, and if it turns out afterwards to be unacceptable, then rerouting the exhaust will be a lot more costly and disruptive to the neighbour than sorting it now.0 -
Lots of houses around here have a flue in the roof. It's very common with modern appliances being installed in properties.
I'd suggest that if it is the builders oversight that is where the neighbours negotiations should be occurring.
No way would I buy a property with a neighbours extractor going on to the land and presumably this is going to be near the house, not the far end of the garden so open windows in summer could get the benefit of someone's cooking smells or steam.
Hopefully this is just a try on by the neighbour and they will understand.I can rise and shine - just not at the same time!
