Next door neighbour has asked permission to put a flue on the side of his kitchen extension

Hello,

I live in a terraced house and my next door neighbour has had a kitchen extension built at the back of his house. He has asked my permission to put a flue on the external side wall of the extension. He has said it will only come out by about two inches. However, I am not entirely comfortable with this. I said I will seek advice before giving him an answer.

My neighbour did say ideally, the flue should have gone on the external back facing wall in his garden. However, the builders already did the building work and did not provision for this. The builders said his two options left are to do the flue through the roof of the extension, or on the extension side wall which will be on the external wall on the side of my garden.

If I did give my neighbour to go ahead, could this have implications if I wanted to sell my home in the future?

    I think most people in these circumstances would put the flue through the roof of the extension (or amend the back wall to take it)

    What is the flue for - is it a boiler or log burner?

    Will the flue extend over your boundary ( presume this is a yes )

    What happens if he wants to replace it or service it in the future - does he need to come onto your land?

    Not sure about resale - but in my view if I were buying and saw that on the land I was going to purchase it would put me off a bit.

    You're right to hold off. Even a small flue on your side can cause issues when selling, buyers might see it as encroachment.

    I'd say no, but I'm a person who thinks if you're paying someone to do a professional job they should do it as was agreed and they should bear the cost of putting it right if they made a mistake.

    If a new owner objected your neighbour would have a big problem. 
    This is the clinching argument for me.  You may wish to extend similarly in future, and then you'd have the rigmarole of trying to sort that out.  Or you may wish to sell at some point, and a prospective buyer might have a desire to extend.  Allowing the side flue could cause problems, and it's better for the builder to sort things out now.

    Don't fall out with your neighbour over it, though.  A bad neighbour relationship will be mentally and financially costly in the long run.  Decline the request politely, explaining that you don't want to bake-in a potential problem for them or you, or any future occupants of your respective houses.  They won't want to be asked to move their boiler in x years' time when someone wants to extend your home.

    Thanks for all your valid comments. These have been extremely helpful. The flue is for an extractor fan above the cooker.

    If it's an extractor fan sure it can be flush with the wall?

    What types of food do they cook?

    If very smelly stuff do you want to be smelling the fumes from the extractor for hours and depending on what windows/doors you have near to the extractor with all the hot weather we had this year would you be happy to have these closed during a hear wave.

    If no smelly food being cooked or windows/doors near extractor then you could let them so this.
