Chimney breast removed and steel beam supporting remaining weight in loft

I am about to complete on buying a mid-terraced house with chimney breast removed, but steel beam supporting remaining weight (including stack) in loft. Seller does not have paperwork confirming building control as they did not carry out the removal works (- they had bought property on probate). Seller will provide me with indemnity to protect myself from enforcement by local authority. I am going to have structural engineer to inspect the beam, however, engineer requires "localised area of beam exposed, which would typically involve removing the plasterboard surround. I recommend that this is undertaken to both ends of the beam and at the supporting wall position"
I understand a builder would need to carry out removal of plasterboard. Once an inspection has been done, do we leave the beam exposed until engineer inspection report (- have been told 2 weeks after inspection)? Will a builder undertake this job of exposing beam with no guarantee that works needs doing to beam? I would like to hear anybody's experience in this scenario and the process..

I am not a DIY person, so I don't want to cause any damage to wires, integrity of ceiling, etc.0

You or seller can find someone sufficiently competent below the grade of "builder". I mean, a general "handyman" would do it, I'm sure.

They normally prefer a builder with insurance who will also put it back as before.2
