Why will it only heat 2 rooms? Won't it also provide hot water?

I'll be honest I don't think you're going to find a boiler for the price you want to pay. Boxt for example starts at £1690 for a combi.

To be fair OP only mentioned boiler 🤷‍♀️

So they can be had at under OP's price.
Now getting it fitted, may cost the same 🤣

I'd suggest the Viessmann Vitodens 050 which will modulate down to 3.2kW but that's probably still too much output for the OP ("two rooms" are likely to want 2kW or less) and it's a bit more than £1000 excl. fitting:
Hence my first comment - I think the OP is looking for something that doesn't exist.

For heating just 2 rooms, you'll probably only need 1-2kW to cover heat losses. To get the space up to temperature, perhaps 3-4kW. Whilst there are gas boilers that will modulate down to around 3.2kW*, you won't find any in the £800 price bracket. Budget boilers will only modulate down to 6-7kW, 5kW if you are lucky. So you'll find short cycling will be a problem. A small ASHP would quite easily cope with low power output and still provide plenty of hot water. But I'm guessing that there is neither space for a water tank or a suitable location for the heat pump..

I have a Viessmann 050 that will modulate down to 3.2kW. Even with some 12kW of radiators (at 70°C flow temp), if TRVs kick in, I can see the boiler to start short cycling - This only happens at low flow temperatures once the house is up to temperature and the boiler is ticking over trying to match heat loss.

    *) WB Greenstar 4000 & 8000 along with Viessmann 050 & 100 will go down to 3.2kW, but cost £1200-1500 (plus fitting).

    Hi,

As others have said, there is no gas solution that meets your requirements.  This is because the power required for heating will be very low whilst the power required for hot water will be substantial when hot water is required and gas boilers don't have a modulation range which encompasses those extremes.

The solution is either to accept (probably quite short) cycling when heating or go for the lowest power boiler you can get with a stored hot water system.
