Our landlord is selling the flat we live in. We're also moving out so we're largely in boxes/packing up as well. We didn't want to have viewings really as it felt a bit awkward and disruptive, but ultimately it just really isn't that big a deal. We figured we're very unlikely to see these people again so I don't care if they see our flat turned upside down (though we keep it as tidy as packing allows).

I work from home and have to deal with some sensitive information, so we asked that any viewings were arranged directly with us via the EA rather than the landlord, and asked that they be bunched together as much as possible. We ended up having 2x 1.5 hour slots two weekends in a row where we just nipped out for a walk or sat and had a cup of tea while people had a look around. It was genuinely fine and really not disruptive at all (we actually quite enjoyed chatting to the EA and the people viewing and answering some of their questions from an unbiased lens as we aren't the vendors). Ultimately, the faster the place you're in sells (facilitated by you allowing viewings), the less you'll be bothered by requests for access (and they're less likely to try and just gain unlawful access anyway).

I’ve been advised he can’t do much if I don’t allow viewings. Even though it’s in the contact. He has served the S21 and we are at work all day (long days and we both work Saturdays too. ) So he will have to wait till i vacate if he is going to want viewings. We are looking to be out by the 8 weeks and this has cause nothing but undue stress. I am not allowing strangers with us being in situ and the house turned upside down with packing/moving. It all couldn’t come at a worse time. My daughter is getting married and we all fly out on the 2nd August for her wedding. I’m just not impressed when we have been loyal tenants for 10 years and never asked for anything.
Wrong. The LL has keys and will conduct viewings when you are not at home as per your contract of which you happily signed! All he has to do is give you 24 hours notice, you cant stop it and as per the terms you agreed you have no right to. Dont make it difficult and add stress to an already stressful environment because the additional stress will be on you.

Nope, thats illegal... also I have rented 2 houses, both times the landlord did not have keys.

Its funny because the letting agency has threatened us with this several time but we know they don't have a set of keys. They have even asked if we have a spare copy to give them before lol.
