Are you intending to look for another rental? Will you then be requiring a landlord reference?Gather ye rosebuds while ye may0

@artyboy I’m actually with an agents and never met with the LL but unhappy with how it’s been dealt with. Just no loyalty at all or thought for good hardworking tenants. I’m wondering if I should submit a letter detailing that I won’t be allowing viewings. Till we vacate in 8 weeks. I have one already drafted. Or wait till they request, if they request that is.0

I wouldn’t blanket refuse all viewings but tell them you need to assess each one. And then, when you’re contacted, just say that date / time doesn’t work for you.0

How exactly would you wish it to have been handled? You must understand the the Landlord has been sh*t on by successive Chancellors who have tried hard to incentivise rental properties to be sold off to plug shortages in the housing market. It is unsurprising therefore that your Landlord should wish to sell at some point and probably inevitable that they should wish to do so before Section 21 is abolished. Try not to take it personally!

Why are you so fixated on leaving in 8 weeks. It has been explained in previous posts that will not be necessary.Kittenplump_2 said:@artyboy I’m actually with an agents and never met with the LL but unhappy with how it’s been dealt with. Just refuse viewings. What's greedy landlord going to do?? Evict due to breech of contract??
Many (many!) s21s are invalid.. see if yours is ...

PS I'm a landlord, for my sins..0 -

Wrong. The LL has keys and will conduct viewings when you are not at home as per your contract of which you happily signed! All he has to do is give you 24 hours notice, you cant stop it and as per the terms you agreed you have no right to. Dont make it difficult and add stress to an already stressful environment because the additional stress will be on you.Kittenplump_2 said:I’ve been advised he can’t do much if I don’t allow viewings. Even though it’s in the contact. He has served the S21 and we are at work all day (long days and we both work Saturdays too. ) So he will have to wait till i vacate if he is going to want viewings. We are looking to be out by the 8 weeks and this has cause nothing but undue stress. I am not allowing strangers with us being in situ and the house turned upside down with packing/moving. It all couldn’t come at a worse time. My daughter is getting married and we all fly out on the 2nd August for her wedding. I’m just not impressed when we have been loyal tenants for 10 years and never asked for anything.
Wrong. For a JP, you don't know the law!
If I were the OP, I'd have changed the locks already.8 -
I don’t want it going to court to be evicted as we are looking to buy and that might not be favourable sitting tight and waiting to be evicted route. Don’t want it to be an issue regarding the mortgage application by doing that.Albermarle said:

We are looking at our options but if they request viewings which i will refuse. I have a letter informing them that I refuse this and my reasons. With informing them we will vacate by the date given. TBH we’re doing them a favour i would think by vacating when asked and not going down the route of court etc. If he were to provide a bad reference. I would challenge it given I have provided my reasons and their references have to be true and factual. We have a right to quiet enjoyment at the end of the day. I have enough going on without having strangers pitch up when I’m still a paying tenant.jimbog said:Are you intending to look for another rental? Will you then be requiring a landlord reference?0 -
But it won’t be. There’s a very big gap between you moving out in 8-weeks and you being forcibly evicted / having your credit score impacted. You have far longer than 8-weeks before it will come even close to that.Kittenplump_2 said:
