Islington flat is it a good buy?

    It is SSC so what feedback are you looking for?

    It apears to be opposite rather than above commercial property. Quite a good location for shops and open spaces.

    It's tiny at 43m2 and presumably is an ex-LA house conversion. 

    On the plus side looks like there is gas in the property and it's not in a large old council tower block which would be more off putting for some. 

    Would be fine as a crash pad or for a single person who doesnt have a lot of stuff. Would struggle with its size for a couple etc.

    At £385k I think it's a reasonable price.  However, I don't think the area would be nice or particularly safe.  I think it could be rowdy/busy with traffic on match days.  The flat is fairly small - not practical to have a home office.
    If you're buying it as BTL then it could be a good bet.  Good transport.  Supermarkets, bars, gym nearby.  Perfect for an Arsenal fan!

    It looks like a converted Victorian terrace - rather than built as an LA house. Although the LA is now the freeholder so they may have bought the terrace some time back.
    Yes rowdy and no car access around football matches - but home matches are likely only once every 10 days or so during the season.

    A tiny pied-a-terre, ideal as a London bolt hole for work, then back to the country pile each weekend.

     Given its foot print, may have been more successful as a large studio rather than tiny 1 bed flat.

    It’s not tiny, it’s a decent size for 1 person. Would rather this than a large studio. At least there is a separate kitchen. You cannot get anything better in Islington. If you do pl let me have a link. I noticed it is now  sstc.

    Probably not a great buy but someone will buy it probably, no outside photos is always a red flag.

    There is definitely a shift away by the Government for the need to live in London with more Civil Service roles, etc moving outside of London too.  To add in other parts of the country the housing market is absolutely booming.  I live in the North West and there is a huge demand for houses near where I live.

    You can see the outside if you click on the street view.

    I can see a bit of a dip in London property as people get to work from home or more remote offices, but I think there's always going to be strong demand particularly for nice, convenient 1 bedroom places.

    It being handy for the stadium could be a big deal. In fact it'd be perfect for a hospitality suite of some sort for visitors or as an airbnb.
