When can I stop mentioning my preference for delayed completion date?

    I think when we were offering on houses, the EAs usually asked for an idea of when we wanted to complete, a lot of houses sales these days take 6m, so I wouldn't expect too many people to be put off by you saying October, especially if they need to find a place to buy themselves, as lots of people can't put an offer in to buy until their property is sstc. 

    For what it's worth, we offered this time last year and completed early October. Simple chain, although our vendors didn't find their property until end July after pulling out twice.

    Thank you for your insight! I think I’ll carry on being honest and as you say hope that the vendor aren’t in a massive rush- and if they are then it’s not the right house for us I guess!

    I normally give a deposit in good faith on acceptance of offer. Way before exchange.

    I have never given any kind of deposit other than at exchange of contracts. That said I have never bought a new build property where I believe it is normal to ask for some kind of deposit
