    If your tenancy started pre-2015 the LL does not have to PROVIDE YOU WITH A COPY of the safety certificates. He's still legally require to have them done. So technically the S21 might be valid but a court would be likely to throw it out due to non-compliance to safety issues

    The crux is that ultimately the landlord will get the paperwork in order.

    You may be able to delay but not avoid the inevitable.
    Be proactive and start looking at other properties and making plans to move

    I am, I am in the process of buying a house so that part is on its way, just waiting to hear back from the lender which is agonising to wait for!
