    Serve 24 hours notice requiring inspection  (with proof of posting).  Go in and have a look.

    If non-payment will be getting ccj for 6 years. Direct rent payment from universal credit has been successful so that's some progress. 
    How are they still getting UC if they have abandoned the property and gone abroad?

     They do (Section 11 of the Landlord and Tenant Act 1985) - but to inspect to ensure the place is suitable to be lived in to a decent standard.  In my experience landlords and agents seem to think it's to check up on what tenant is doing.

    If the tenant has agreed in a contract to give access for things such as inspections, but the tenant doesn't give permission for such, then the tenant is in breach of contract. The landlord can then pursue this through the courts. I'm not saying that you're disagreeing with that, but I think it's not clear. 

    When I was a tenant, when I refused a request for access I always made a reasonable counter-offer of another time. To make it clear that I was refusing access at one particular time, but most certainly wasn't refusing access indefinitely. In all cases, across multiple landlords, an agreement was made and access happened.

    Not sure how they are doing it. Maybe he is in jail or something but don't know. Contacted council tax they are paying I think.

    Yeah not sure it's fully legal although NRLA said grey area as i can change the lock and give them a copy of the keys if concerns but bailiffs stage soon so locks will be changing again.

    Problem is if they are doing it illegally (i.e living somewhere else and getting UC to pay off rent arrears to avoid a CCJ)  UC might want you to return any payments you get? UC can summon people for interview to prove they live somewhere, you as their landlord would need to sign a recent tenancy agreement to bring as proof to the interview.

    They aren't paying arrears. 

    UC only started paying earlier this month. 

    I did inform UC. 

    Nothing else i can do just want them out ASAP.

    The payment UC is making would have been made they were previously paying the tenants who weren't paying their rent. 

    They get UC for rent £1300 rent is £1400. No rent payment received for February, March and April. May £100 short.
