The Renters Reform Bill is coming soon, but the system could be much better.

Some tenants are playing the system.

One of my tenants has not paid rent since February, but luckily, I have now applied for direct rent payment and it has been approved.

I am going through the Section 21 process, and my court has been responsive and already sent the paperwork out.


Section 8 has also been filed.

    "The system" for rent arrears is Section 8.  It probably is a mess, but if you are not using it how would you know?

    I started the eviction process with a Section 21 notice, but I'm not sure if both the eviction and the section 8 process can go to court simultaneously.

    I did issue a section 8 also for rent arrears and late payment.

    I have sent off the N5B form and it has been processed. After I gain possession, the next stage will be to pursue the unpaid rent through the small claims court.

    A payment or a County Court Judgment (CCJ) will be issued.

    I started the eviction process on 31/01/2025, and the tenant stopped making payments in February.

    The court has been quick luckily so hopefully get posession back soon, only sent 28/04/2025 and recieved my copy 03/05/2025

    Most landlords (and some agents, some tenants, a few solicitors) know this and PLAN for it-  (eg financial reserves, using a calm and pleasant manner with all you deal with, expecting to have to spend time you'd rather not from time to time to manage YOUR BUSINESS, getting educated etc etc etc)  

    In my experience most business types/areas have the same problem.  (e.g. Bought petrol today from a garage that had just had two fill-up-then-drive-offs: Terrible..)

    Been a landlord since 2000, I try to deal with it, never found complaining about it makes any difference. (Discuss.)

    Thanks i have started taking action towards pisession and the arrears just harmless post about my experience.

    No defence filed next is pisession and bailiffs. 

    The tenant is a waste of time because i have a feeling he has moved out but not communicating. Last paid rent in January. 

    S8 and s21 filed. 

    I will be chasing the debt with small claims.

    Direct rent payment application now successful so May's rent will be made 90%.

    Court Judgment can take time but been lucky going quickly and smoothly. No defence. 

    If non-payment will be getting ccj for 6 years. Direct rent payment from universal credit has been successful so that's some progress.

    I am awaiting possession. No defence was filed, but it appears the tenant has abandoned the property. I took a picture through the letterbox.
