Tenant wont pay rent to property management company

    If you are happy that the agent is ok and the tenant is causing trouble without good reason then get the agent to issue s21 and find a new tenant.  (Before Renters rights bill is enacted and that option is removed)

     Dont see what the problem is. You give tenant your bank details, they set up a standing order to pay rent. You do the same to pay your agent.

    My question would be; are the tenant's complaints about the management company reasonable? I assume you know what they are? You deal with the management company, not the tenant. If the MC are not fulfilling their obligations to the tenant, change to another MC. The whole point of paying their fees is so that you don't have to deal with the tenant

    I can't imagine how bad the tenant thinks the agent must be to refuse to deal with them. It's not as if agents have a good reputation in general.

    Just resurrecting this thread. The tenant can not give me any specific complaints about the property company, they just say that they do not have a signed contract with them to manage the property and thus are not dealing with them however they have been dealing with them since 2022. I don't have the time or health to deal with them, hence the property management company. I would be interested if anyone else has come across this and what did you do? It's not just the paying of the rent, as someone else said its what happens of there is an emergency. Thanks for reading

    The tenant doesn't need a management contract with them as long as you have one. They only need a tenancy agreement ( which should mention the MC as being first point of contact) You just inform the tenant to pay their rent to a certain bank account and contact *this* number if they have any problems. So if the tenant is not paying the rent, have the management company contacted you about non-payment? If I were you I would just instruct the MC to carry out their normal procedure when rent is unpaid
    Also, check with them what property complaints the tenant has made and what the MC has done about them. After all, the tenant may have a valid case

    Remember in England to be a lettings agent requires no qualifications, no training, no criminal records check.

    Mind you, likewise landlords.

      Is it any wonder that so many tenants - and landlords - don't trust agents?

    That they seem happy with you should be seen as a compliment.

    Other countries do this better.

    I would be getting rid of the tenant as soon as legally possible, they sound like they will be nothing but trouble going forward and as a landlord why would you want want a difficult tenant.

    Hello, for the last 4 years the tenant has been paying the management company but there has been a falling out and now she doesn't want to deal with them. The falling out was around maintenance and expectations of the tenant. The tenant promised to buy the house in 2024 but that did not happen.
    Why did the purchase not happen?

    Seems there might be a whole load of hidden issues here?

    Whose expectations were  most severely impacted and why?

    Has something occurred within the context of the purchase that has heightened antagonism?
