Feedback from potential buyers.

I had 6 viewings on my house last week. We had one positive and the person needs to sell their house then they would be interested in making an offer. The other 5 viewings are buyers already on our estate looking to upsize. The feedback from them was largely negative.
Our house is one of three 4 beds on the same estate. The others are priced at 10 and 15k higher than ours. Admittedly we have done now modernising/changing anything since moving in when the house was 5 years old due to having babies and job changes. Anyway. One viewer said both our bathrooms need replacing (they're in good condition, they're just the original bathrooms) and he'd rather pay the asking price for the higher priced properties where the bathrooms have been done (they haven't, infact their kitchen is in worse condition). I'm not sure i want the feedback if I'm honest, the house is sold as seen as far as I'm concerned. It's not like I'm going to replace two bathrooms in order to sell the house when they're fine.... not sure what my question is other than....maybe I should tell the estate agent I don't want the feedback? 🤣🤣

I think sometimes the feedback is just something they make up for whatever reason. They can tell the state of your bathroom from the photos in the main, so they shouldn’t come with any great surprise.Some people just want to walk into a house and do nothing. Others aren’t serious to start with.All shall be well, and all shall be well, and all manner of things shall be well.

As above I think buyers are being put on the spot about why they're not really excited about your property, so they'll come up with something slightly random to get the estate agent off the phone. Often they just prefer something else they've seen rather than think there's something objectively wrong about your house.1

I wouldn’t block feedback (it’s potentially useful information) but I’d develop a thicker skin. You don’t have to replace the bathrooms just because you’ve had feedback that your bathrooms are dated for example. Some feedback will be useful for you, some of it won’t be. Use what’s helpful, don’t take it personally, and don’t worry about the things you can’t change or could change but at great cost.

Feedback is often clearly rubbish. The house opposite me recently went on the market, they've had one viewing. the people who viewed told them "It's lovely, we would have bought it if it was nearer to the motorway". How ridiculous is that? You know BEFORE you go to view how far from a motorway a property is. Some people just feel uncomfortable saying "No, I don't like this one"2

They viewed because they liked the look of the property, but the compromise was the location. The house was good, but not good enough for them to overcome the distance from the motorway which is an important factor in their decision making.Make £2025 in 2025

Deep clean and de-clutter, particularly bathrooms and the kitchen. Have somewhere to bung everything on the bathroom shelves for viewing apart from your carefully curated towels and colour matching/contrasting shower gel. Which come out for the occasion.
