Advice needed. First time buyer

My son is a first time buyer. It's a long time since I purchased my property so I'm looking for some advice. He (and partner) have put in an offer on a house which has been built on the side of an existing house. Sorry not sure how else to describe this. Someone has lived there for 9 years and the agent said all regulations in place. Can anyone tell me what he needs to look out for please in terms of planning etc. Thanks in advance.

    This is something the solicitor your son instructs would take care off to ensure all regulations/PP etc are in place and advise your son on any outcomes of each and any issues if they havent been in place.

    The above is correct, but if you have some specific worries you can ask the EA for a 100% confirmation in writing that all planning and building control paperwork is present and correct and available from the vendor, before going ahead any further,

    At this stage you might be able to search the local authorities planning applications website to find the application or potentially breaches.

    This is not 100% and doesn't replace a solicitor in any way but it might give you some reassurance or warning flags.

    Again solicitors job, NOT the agent. they know nothing except from the seller which may not be correct

    If you go onto your local council website and search for the post code in the planning area,  they should have it listed if it was applied for and permitted.

    For my local council the planning portal and building control portal are two different areas on the website so you will to check both, but as others have said this is the job for the solicitor. There is no harm is telling the solicitor the history of the property so that nothing is overlooked.
