Advice needed. First time buyer

My son is a first time buyer. It's a long time since I purchased my property so I'm looking for some advice. He (and partner) have put in an offer on a house which has been built on the side of an existing house. Sorry not sure how else to describe this. Someone has lived there for 9 years and the agent said all regulations in place. Can anyone tell me what he needs to look out for please in terms of planning etc. Thanks in advance.

At this stage you might be able to search the local authorities planning applications website to find the application or potentially breaches.
This is not 100% and doesn't replace a solicitor in any way but it might give you some reassurance or warning flags.

If you go onto your local council website and search for the post code in the planning area, they should have it listed if it was applied for and permitted.£216 saved 24 October 20141

For my local council the planning portal and building control portal are two different areas on the website so you will to check both, but as others have said this is the job for the solicitor. There is no harm is telling the solicitor the history of the property so that nothing is overlooked.1
