What criteria to focus on when choosing 2nd EA to sell with?

Am selling, had bad luck with the 1st one, which we chose based on being the EA that had sold the most similar properties to ours. Are we overthinking? Thanks.

    If the EA has had success in selling similar properties in the area then its likely your house is over priced. There is no such thing as luck when selling a house, if it isnt generating interest then usually its over priced.

    There were other complications and we parted amicably. Have just seen 1 new potential EA that has the 2nd highest market share in my area. Am trying to choose the 2nd candidate to show the property atm.

    In trying to choose between the 2nd to show it to, I have 2 candidates that have roughly the same market share, but one mostly deals with flats when looking at homeonwersalliance website, which seems to be quite trustworthy. So factoring for that they are the same %..

    Main other difference is out of the two, is that one has a noticeably lower days to completion, the one that has a lot more houses on its roster, which usually sell quicker than flats. So am not sure what else to choose on tbh.

    Perhaps I should just go with whichever one gives me an appointment sooner..

    Or demand for the area has fallen.

    Depends what you want them to do. For me, the 4 local ones to us all used Right move, had similar fees, and similar high street locations. One was a bit smaller of a company than the other 3. The one i didn't get to come round was the one who I couldn't get hold of on the phone.

    If your EA is just sticking your particulars in a window and on Right move and organising viewings, I can't see there's much of a muchness to be honest. When we were looking last year, we didn't visit a single EA to research or arrange viewings for our purchase, it was all done online and over the phone. The only time we needed the EA was the actual viewing on some. We did some of our own viewings because our EA was quite busy.  I'm not sure they really earned the £3k we paid them.

    That would imply they are less busy and not selling much?

    Or that they have enough staff to do all their work and not down to skeleton crew.

    Maybe, but a correctly priced house will sell itself.

    A house will sell at the right price.

    I went with the EA that I liked the most, who returned my calls, who let me know who was on the team, who seemed to actually like my property rather than focusing on commission, and who didn't come across as pushy.

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    If all the Agents are using Rightmove. Then the 1st Agent has probably exhausted the majority of the those currently looking. Properties sell themselves upon viewing and the price and location being right.

    Demand has dropped a lot though, the pricing has to be very keen to get interest in some areas now.
