Advice on selling house no building regs - Nationwide

Hi,
Looking for some advice please. I am currently in the process of selling my house. We are 6 weeks in to the conveyancing process and just had L2 survey done. The previous house owners had chimney breast removed without getting the proper building reg approvals. The work has been properly supported and is up to the legal requirements but just don't have the approvals to prove this.
We have already had a valuer out prior to they survey who didnt pick up any issues and valued the property at the sale price. My buyer is getting a mortgage with nationwide I'm concerned reading their lending rules that they don't accept indemnuty insurence. Has anyone had any success with this lender in a similar situation. Did they allow an indemnuty policy? The wording in the nationwide says that they refer back to valuer who needs to confirm the property us structurally safe.

Get it signed off? Only costs a couple hundred quid, and with chimneys it's usually pretty easy for it to be signed off retrospectively. Depends how long ago, but you can get regularisation. It's unlikely it needed planning permission. I believe if it was done before 1983 you can't get regularisation but can put in a new application - one is cheaper than the other but can't remember which way round.
Indemnity is to cover the legal costs from any enforcement. If the work was done to standard and you just need a piece of paper from BC, that would be the path I'd go down myself.1
