    You wouldn't word it like that. You would say, there's 6 months left on your contract, I will let you off with three month's notice. So they could leave tomorrow, but they've agreed to pay until three month's time. This is simply allowing them off before 'time' which is fine and not involving anything more complicated

    Thanks, this makes sense to me.  Presumably the tenants would have to pay utilities including CT for the full 3 months?

    yes, you would have to make sure they understand that officially they still live there and will be responsible for everything until the agreed date of termination. Don't forget to take gas and electric and water readings on their last day if they have already gone because you will be responsible for those after that

    yes, you would have to make sure they understand that officially they still live there and will be responsible for everything until the agreed date of termination. Don't forget to take gas and electric and water readings on their last day if they have already gone because you will be responsible for those after that
    True, but the flip side of that is the tenant has to actually be able to live there for all 3 months, with the usual repair obligations, quiet enjoyment, etc. You can't just use that time to use the property as your own through marketing etc, as then it would be a fee. 

    You're effectively just letting them terminate 3 (instead of 6) months early with nothing as such in return.

    The OP says they are not in a hurry to sell so I guess that won't be a problem for them

    Thats right.

    I suppose what you are suggesting is not to mention in anyway that they need to vacate now, even though they still need to pay for 3 more months if ageeing to earlier termination.  But instead agree to end the tenancy in 3months, and should they wish to vacate earlier they can do so.  But they would need to continue paying CT for the full 3 months and inform me so I can get the check-out report carried out.

    Is my thinking correct?

    What about the bills and mortgage you have to pay  so you couldn’t end the tenancy early.
