You wouldn't word it like that. You would say, there's 6 months left on your contract, I will let you off with three month's notice. So they could leave tomorrow, but they've agreed to pay until three month's time. This is simply allowing them off before 'time' which is fine and not involving anything more complicated1

Thanks, this makes sense to me. Presumably the tenants would have to pay utilities including CT for the full 3 months?0 -

You're effectively just letting them terminate 3 (instead of 6) months early with nothing as such in return.0 -
The OP says they are not in a hurry to sell so I guess that won't be a problem for them1

But instead agree to end the tenancy in 3months, and should they wish to vacate earlier they can do so. But they would need to continue paying CT for the full 3 months and inform me so I can get the check-out report carried out.Is my thinking correct?0
