    They're a business.

    The aim of a business is to make money.

    So they will work out what your house is worth (but a low estimate), then knock off a very large percentage they want as profit, then deduct all buying fees and fees to sell it again.

    So you get a quick sale, and they make money. 

    Good for people who are desperate to sell quickly, but they are also known for dirty tactics of lowering the price at the last minute leaving you a dilemma of whether to accept the even lower price, or deal with whatever the desperation issue is that caused you to have to sell quickly in the first place.

    The best option is to put it in a traditional auction at a very sensible price.
    Might be the best route if you really can`t sell it by pricing sensibly in the main market.
