    I don't think anybody here is saying that the OP ought to get indemnity insurance, just that it's likely to be all that a buyer will require from them.

    That depends on the buyer, personally I would want assurance the building was sound not a piece of paper offering to pay my legal expenses if I sue the seller. 

    I agree though that some buyers won't look at the details and will just go with what their conveyancer advises

    Then the OP can deal with such a buyer if and when they arise. No point in them running around now trying to remedy things that their hypothetical buyer may well not be bothered about (and doing so in a way which precludes them from getting indemnity insurance).
