After house purchase - things that seller liable for? Also, how do I get their address?

Some of these things, I appreciate, are a case of Caveat Emptor BUT, a lot of them are very close to the mark for misrepresentation I think.

1. Huge radiator leak when we walked in the door. No way they didn't know about this. Cost me £200.

2. Never did get details of Boiler service that allegedly took place 2 weeks before we moved in. Paid £55 myself and engineer said it'd not been serviced recently.

3. Left bare wires in the ceiling. Going to need an electrician to sort that. I know this is definitely not allowed.

4. Huge mouse infestation in attic. They would know this because there's droppings everywhere and I know they moved a lot of stuff out. Council charge £32 for pest removal but the insulatio has had it.

5. Gas fire in living room looks like its been disconnected. Assumed its faulty. Kept that one quiet.

6. House was filthy. Looks like a crack den to be honest. (It wasn't it was a middle age couple). £200 to get it cleaned.

Thing is I don't know their address so how do I raise a small claim against them?

    Which country?? In scotland there is more liability for seller.

    Middle aged people are as permitted as anyone else to visit a crack den.

    I'm 77 - what gives anyone the right to assume my residence is perfect.

    Move on, they arent close. 

    2 in particular you decided to proceed without the details, you could have walked away if they'd been unable to provide the details.

    Your were over stressed about the move and now you have some minor issues on moving in.

    None of them are significant and you appear to have them under control.

    What would you do if you know where they live pop round and harangue them?

    I think it is time you moved on.

    Enjoy your new house and the rest of your life.

    You seem to be determined to get some money back. Regarding the bare wires and the gas fire then I would get your solicitor to contact their solicitor and request some sort of compensation (doubt it will be be much though). Everything else whilst being annoying are just a sad fact which happens in some purchases. Not everyone has the same standards.  Better to channel your anger into positivity and move on.

    If you add up the costs you have quotd it comes to less than £1000  which is hardly worth pursuing.

    You could have had  heating checked prior to completion which would have highlighted radiator and gas fire.

    Yes they should have installed  lnew ight fitting if they removed original and made it clear that this was not being left.

    You cannot prove evidence of them knowing of mouse infestation which is easily dealt with, I previously trapped 35 over 2 weeks.

    Move on and let it go
