    We have four agents to value and selected the medium valuation from this, we're happy to negotiate obviously. All four agents showed comparative properties sold in my immediate area in the same price range. Other houses have sold in my area for more, so I duno. 

    I went through the feedback again:

    - One liked the house but had an offer accepted on another property, which is fair.
    - The cancelled second viewers decided it was too far from work.
    - One couple wanted a downstairs toilet
    - One couple wanted a fourth bedroom (side note, how annoying are things like this? Like the house would magically change from the listing lol). 

    The rest of the feedback was basically they aren't yet in a position to move. This is what I meant yesterday about how it feels like we've only really had a couple of genuine viewers. Obviously there is a possibility that the agent is misleading us, but I have no evidence of that. 

    Hopefully now we've had a word with the agent, we'll started getting people who are actively seeking to buy viewing, rather than folks having a nosey. Two booked in for Saturday and I'm hoping the feedback will be a bit more productive. If it's more "they're not ready to move" nonsense I'll need to have a think about next steps. 

    We needed 4 beds but they are rare here in our price range so we looked at every large 3 bed with the understanding we would have to reconfigure the walls. Thing is there has to be a logical way to do that (which relys on checking in person things like window distances, load baring wall position, things often not on floor plans like chimney breasts people blocked in etc...)

    We offered on several 3 beds knowing we would have to then make them into a 4 bed. One fell through because it got repossessed and we got out bid on the others.

    Sorry about the bad news. Hopefully someone else will want it. Personally, I wouldn't go and view a property nor consider putting in an offer until my property is sold (subject to contract) and has been taken off the market. I'd browse on RM every day, but not actually physically view. Saves further disappointment.
    Yeah, we actually saw this house about a month ago but didn't want to go see it until we had an offer as we knew we'd likely fall for it. Oh well. 

    I'd deleted the RightMove app and removed the notifications to avoid this and they will be staying firmly off until we have a more sensible buyer.

    What do you mean by a more sensible buyer, they may have just found a better deal, that would be sensible from their point of view?

    A more sensible buyer would at least provide some form of feedback rather than leave us guessing. If they simply found a better deal, that's fair enough - but without any communication, we have no way of knowing whether it was price, condition or something else that put them off. If I had done similar, I would be sensible enough to explain, if for no reason other than at some point I may wish to use the same estate agent at some point.

    They won`t be barred from using the same EA, agents need all the business they can get at the moment, but I agree, some feedback would have been polite and also helpful as you continue to market the house.

    Keep your head up! We are on buyer number 4 and eventually nearing completion.

    Offer number 1 in October - so we made an offer on the house we are buying then a few days later he pulled out (worried about reselling as they are ex council houses but he made an offer after 3 days on market)

    Offer number 2 - got 6 weeks in and pulled out after getting a level 2 survey. EA said there was nothing of any concern on there but it must have scared her as she was a FTB and she ghosted the EA.

    Offer 3 - came back with parents 3 days later for second viewing and parents talked them out of it.

    So now we are offer 4 and the best offer out of the bunch and such a lovely couple. Luckily our seller waited for us. 

    You will get there and it will be all worth it!

    EAs will absolutely drop time wasters. Bizarrely some people seem to make a hobby out of viewing houses with no intention of buying. EAs want to make money and know those people aren't going to generate any.

    That is different to someone finding a better deal though, but I suppose if they bought a different/better/cheaper house the EA won`t be seeing them again anyway.
