    That's a really positive way of moving on with it - hopefully you'll get an offer out of those FTB viewings and you can start proceeding, or at least that you know have a few facts straightened out with the agents means that going forwards you should get better quality viewings!

    I can understand the 4th bedroom couple - we did pretty much the same when we were viewing. We would have gone for a 3 bed if the 3 bedrooms were spot on, but really needed a 4th bedroom for my home office.
    The viewing agent told me about it, so I don't know the whole conversation—just that they had a proper argument over it, lol. After having to do the viewings myself at the start, I refuse to be around when they come in as I get obsessed over each tiny comment. Instead, I sit in the park across the road. That way I'm there if they have any questions but completely out of their way. 

    TBH I very much expect a couple of cheeky offers and am happy to take less than what it's listed in the right circumstance. If we're still in this position come middle/end of month, then we'll drop the asking. But even then, the house is selling for significantly more than I expected. The equity back at the lowest end of the scale each agent valued is essentially almost what we bought it for, which feels nuts. 

    I'm feeling more positive about things today. We have two viewings from FTB with decisions on Saturday and the sun is shining. The break from having to keep the house "viewing perfect" for the past two weeks has been nice too; I even left a cup in the sink overnight last night haha! I'm counting them as viewings five and six :smile: and drawing a line under the other nonsense.
    Depending when you bought that wouldn`t be too unexpected in the present economic climate.

    Reading all the tales on here of the problems it sounds as if things are much more stressful than they used to be.  We bought our first house together 25 ish years ago. It was a doer upper with no forward chain and we didn’t have anything to sell.  The solicitor was brilliant, she was my OH’s regular bridge partner  :D, and got things done quickly.  The last property we  sold was 2004 and we had already moved 200 ~ miles away and the house had a tenant who wanted to move out anyway.  We weren’t buying at that stage and everything ran like clockwork.

    Seven years ago and tbf it wasn't expensive and we've done a lot of work on it. It just feels wild to me :p

    The cost of borrowing is very different to 7 years ago though?

    We've had an offer today. A bit under the asking, confident we'll meet in the middle but taking the evening speaking to partners etc. 

    Although not accepted yet, feeling much relieved. Even if this doesn't go through at least we know we're on the right track.

    No idea why. Sent the agent an email saying as much and that he wouldn't be responding to any further messages. 

    No real issue with this but the timing wasn't great. We were just about to offer on another house. Oh well, back to the drawing board. At least this time I know if someone wanted it, others would too.

    Sorry about the bad news. Hopefully someone else will want it. Personally, I wouldn't go and view a property nor consider putting in an offer until my property is sold (subject to contract) and has been taken off the market. I'd browse on RM every day, but not actually physically view. Saves further disappointment.
  • I have never had a second viewing before making an offer, one viewing is enough to make an offer so not getting 2nd ones means nothing.

    I would NOT be happy about people bringing a whole circus and vomiting in my house though, I have a week immune system and Winter Vomiting virus is epidemic this year.

    You should also say no more unpronounceable viewers, it should be your choice not the EA. You also do not need to accept an offer if you feel uneasy about it, if you think the EA was setting you up to one specific person you can just say no to them.
